How to Pay Rent
Rent is paid securely through Baselane. Click the “Rent Payment” link on the Home Page to access your tenant portal
Auto‑Pay Setup
We recommend enabling Auto‑Pay to avoid late fees.
You can set this up directly inside Baselane under Payments → Auto‑Pay.
Updating Bank Information
If your bank account changes, update your payment method in Baselane:
Settings → Payment Methods → Add/Remove Account
Late Fee Policy
Rent is due on the 1st of each month.
A late fee is applied after the grace period stated in your lease
Payment Confirmation
Baselane will email you a receipt once your payment is processed
You can also view your payment history inside your Baselane portal
House Rules
Maintain cleanliness inside your unit
No smoking inside the property
No unauthorized alterations to the unit
Follow all city safety guidelines
Respect quiet hours (9 PM – 8 AM). Repeated noise violations may result in lease penalties
Trash Schedule
Trash pickup: Weekly on Tuesdays
Recycling pickup: Fridays
Place bins curbside the night before pickup
Secure trash bags to prevent litter
Utility Information
Tenants are responsible for utilities unless stated otherwise in the lease
Report utility outages directly to the provider
Keep heat above 55°F in winter to prevent pipe damage
Internet service is provided by Comcast. Contact directly to set up your unit
Electric service is provided by PECO. Contact directly to set up your unit
Guest Policy
Short‑term guests are allowed up to 7 consecutive days
Guests must vacate the property afterward. No exception
Tenants are responsible for guest behavior and damages
